Lennar ranked as top September seller

Lennar ranked as the top-selling homebuilder in the Las Vegas Valley during September with 108 net sales, the only builder to reach triple digits, according to Home Builders Research. DR Horton’s Heartland Trails community led all projects with 24 net sales for the month.

Eight new product lines opened in September, adding more than 715 lots — roughly six weeks of inventory at the current sales pace. New communities came from Beazer Homes, DR Horton, KB Home, Toll Brothers and the Elowen project in the northwest valley.

Overall new home net sales totaled 483 in September, down 4% from August and 30% below the 2026 weekly average for the second consecutive month. The weekly average of 121 net sales marked the lowest of the year. Third-quarter net sales fell 12% compared with the same period in 2025.

Home Builders Research President Andrew Smith said sales continue to be affected by mortgage rates. Freddie Mac reported the average 30-year fixed rate rose from 6.71% to 7.28% during September, while the 15-year rate climbed from 6.04% to 6.60%.

Closings also declined. September saw 721 new home closings, down 13% from a year earlier. The median closing price for all product types was $534,750, up 1% from September 2025. Cash buyers accounted for 16% of September closings, with the average financed loan amount at $497,841.
