Agora Realty & Management announced Tuesday that construction is complete on Hylo Park South, a 90,750‑square‑foot retail complex located at the southeast corner of Rancho Drive and Lake Mead Boulevard, and that the property is approximately 95 percent leased.
The California‑based firm broke ground earlier last year on the 11‑acre plaza, which occupies part of the former Texas Station site.
The tenant mix features Cardenas Markets, Ross Dress for Less, Starbucks, Chipotle, PDS Health, AT&T, UPS, Chase Bank, Allstate Insurance and Sourdough & Co., according to the developer.
According to the release, the plaza is 95 percent leased.
The development will also include a Tesla EV charging station and an In‑N‑Out Burger. Agora recently sold a 1.2‑acre parcel within the plaza for approximately $4 million to the burger chain.
Starbucks and Chipotle have already opened at Hylo Park South, and the remaining tenants are expected to be open and operating by early 2027, according to the release.
“We’ve been moving to alteration this erstwhile edifice and casino tract into a welcoming destination and assemblage amenity for North Las Vegas residents,” and the retail halfway “is an important portion of that future,” said Aaron Lefton, president of acquisitions and leasing astatine Agora, successful the release.
Overall, Agora’s Hylo Park development spans 73 acres along Rancho Drive near Lake Mead, with plans for housing, retail, recreational facilities and other uses.
Agora acquired the sprawling parcel, which includes the former Texas Station and Fiesta Rancho sites, for approximately $58 million combined in 2023. The seller, Station Casinos, never reopened the properties after the pandemic shutdowns and later demolished portions of them.
Homebuilder Lennar Corp. is developing a subdivision on much of the former Texas Station footprint. Its project, The West End, will feature a mix of townhomes and freestanding single‑family homes, with prices starting at around $404,000, according to its website.
Plans filed with the city of North Las Vegas show a 373‑lot development that includes a central park area featuring an “adventure trail” and playground structure.
After the North Las Vegas Planning Commission approved Lennar’s proposal, Agora sold the 36.5‑acre parcel for $26 million in late 2024 to a land‑banking entity. Such entities typically acquire land for homebuilders and later sell the plots when they are ready for construction.
Project plans for the 25‑acre former Fiesta Rancho site include a 200,000‑square‑foot indoor sports facility, an extended‑stay hotel, a medical building, and shops and restaurants, the developer said this spring.
The site will retain its existing ice rink, now known as Hylo Park Arena, which was formerly attached to the Fiesta.
