A three-bedroom house in north Wales, heavily cluttered with rubbish, is set to go to auction with all contents left in place.

Located in the village of Nantlle, beside Llyn Nantlle Uchaf in Gwynedd, the property belonged to a deceased woman and has a starting price of £38,000.

The semi-detached house has two reception rooms [one open to the kitchen], a ground-floor bathroom, three bedrooms, and an upstairs toilet.

Vicky James from Williams & Goodwin said it needed "renovation and refurbishment" but could be a "really good buy" for the right buyer.

Ms James said the estate agents were not advising viewings of the property, located 10 miles from Caernarfon, due to health and safety concerns.

The house is being sold "as seen" and, while "contents aren't included in the sale, they will not be removed".

She added the £38,000 guide price was "realistic", although it could go higher with strong interest.

The online auction takes place on 9 October, and "usually it will be an investor or a first time buyer who has had money gifted to them".

Ms James said her advice for the future buyer was: "Do your research, understand the legal process, and know the renovation costs in advance.

"It could be a great opportunity for someone," she added.
