A custom-built estate in Henderson's Paradise Hills neighborhood has hit the market for $2.9 million. The two-story home at 324 Wanda Road spans 5,538 square feet on 1.76 acres and features six bedrooms, five bathrooms, a three-car garage, and a tile roof. Built last year, the property includes a theater, game room, gym, an upstairs fireplace with a sitting area and covered balcony, and a custom built-in bunk room. The main kitchen is anchored by an oversized quartz island and includes a separate prep kitchen and walk-in pantry.
Listing agent Robert Martin of The Craig Tann Group at Huntington & Ellis said the absence of a homeowners association is a key selling point. "For many luxury buyers, having no HOA is less about avoiding monthly fees and more about having the freedom to make a property their own," Martin said. He noted the nearly two acres offer buyers flexibility to create their own outdoor retreat without HOA restrictions, calling the combination of space, privacy, and freedom rare for a newer home.
Martin added that the property appeals to buyers looking to further customize the estate, which also offers mountain views. "What makes a luxury home special is different for every buyer," he said. "For some, it's having more land and the freedom to make the property their own. For others, it's being close to everything they enjoy, or having incredible views and spaces built for entertaining."
The listing comes as Las Vegas' luxury market continues to grow. According to Realtor.com data cited in the report, the median price for a luxury home in the valley — defined as the top 10th percentile of sales — has risen 60 percent since 2019, climbing from $752,891 in December 2019 to approximately $1.2 million as of May 2025. A 2024 Rocket Mortgage study found that 57 percent of homeowners dislike having an HOA, while 47 percent of those with one believe it improves their neighborhood.
