Las Vegas homeowners face a bigger income hit when replacing roofs

Replacing a roof in the Las Vegas Valley costs roughly the same as the national average, but the expense takes a bigger bite out of local household incomes than in nearby metropolitan areas, according to data from Home Cost Lens provided to the Las Vegas Review-Journal. A typical replacement runs between $9,020 and $18,040, which translates to about eight weeks of median household income in the valley.

Home Cost Lens founder Bill Hinson said Las Vegas ranks 40th out of 100 metros for roof replacement price alone, calling it "ordinary." However, when measured against income, the valley is less affordable than its neighbors. "Phoenix and Los Angeles are 7.0 weeks, Riverside 7.1, San Diego 6.3, Salt Lake City 6.1. Las Vegas is harder on income than any of its big neighbors, not because prices are high but because incomes are lower relative to a now-average price level," Hinson said.

The estimates use the Bureau of Economic Analysis' 2024 Regional Price Parities, which gave the Las Vegas-Henderson-North Las Vegas area a price parity of 100.2, slightly above the national average of 100 and up from a revised 98.3 in 2023. Hinson noted the figures are modeled for like-for-like comparison across the 100 largest metros, not a survey of local contractor quotes.

Mike Pullen of Cooper Roofing and Solar said the two most common roof types in the valley are asphalt shingles and concrete tile. With concrete tile, contractors can sometimes perform a "raise and reset," lifting existing tiles to install new underlayment and flashing before replacing the tiles, which can save homeowners money.

Renoshield, an online platform that analyzes contractor quotes, estimates valley roof replacements between $8,300 and $22,900, with a typical project near $15,600. The company lists moderate construction labor costs here at $45 to $75 an hour and breaks estimates into seven categories including tear-off, decking repair, underlayment, materials, flashing, ridge cap, and permits.
