VICTOR JOECKS: Why home prices are falling in Las Vegas

The median price for a single-family home in Las Vegas fell to $470,000 last month, a $20,000 drop from the record $490,000 set in June. Inventory has risen to more than six months' worth of homes on the market, the highest level since October 2022, and sellers are increasingly offering concessions. In August, two-thirds of Las Vegas homes included a concession such as a mortgage rate buydown, the fourth-highest rate in the country.

High housing costs have pushed the median age of first-time buyers to 40, up from around 30 in previous decades, raising concerns about long-term demographic trends. Victor Joecks, writing in the Las Vegas Review-Journal, argues that basic supply-and-demand economics explain the price decline and offer a framework for evaluating policy.

Joecks writes that prices can be lowered by increasing supply or reducing demand. He notes that reducing demand through an economic crash is undesirable, but points to a Center for Immigration Studies finding that the foreign-born population dropped by 2.9 million since January 2025, and a Dallas Federal Reserve working paper stating that illegal immigration during the Biden administration raised local housing costs without expanding supply.

Increasing supply remains the preferred solution, though builders face challenges from excessive federal land ownership. Joecks contends that releasing more federal land for development would lower prices, while policies such as rent control or industry subsidies would restrict supply or artificially boost demand, driving costs higher.
