Howard Hughes Holdings has filed plans with Clark County for a two-tower, 260-unit condominium complex just east of the Downtown Summerlin outdoor mall at Sahara Avenue and the 215 Beltway. The project, named Summit House, would span 1.76 million square feet across dual 21-story glass towers connected by a 17th-floor skybridge, along with two levels of subgrade parking.
Amenities outlined in project plans include multiple outdoor pools, a golf practice area, an event lawn, a wine cave and tasting room, a speakeasy bar, a sports bar with a gameday experience area, golf simulators, pickleball courts with a "pickle bar," a bowling alley, a fitness center, a salon, treatment rooms, a sauna, and hot and cold plunges. The skybridge would feature a bar, outdoor terraces, a restaurant, and event space.
The development is a joint venture between Howard Hughes Holdings and Discovery Land Co., which previously partnered on the Summit Club, a 600-acre luxury community in Summerlin. CEO David O'Reilly confirmed the partnership but said there is no construction timeline or cost estimate yet, and pricing for units has not been set.
O'Reilly said interest from potential buyers already exceeds the number of planned units. He noted that as residents age, many seek a "lock-and-leave" lifestyle that a high-rise condo provides, calling the project "clearly the next chapter for Summerlin." Clark County records show no scheduled hearings on the proposal.
