Free rent? Las Vegas apartment deals are becoming more common

Free‑rent incentives have surged in the Las Vegas Valley, with 43 percent of large apartment communities now offering at least one month of free rent, up from 14 percent in 2023. The rise places the market at the second‑highest share of free‑rent deals in the country, behind Denver. Zumper gave the valley a “B” rating for renter leverage, ranking it ninth among U.S. metros, noting that property owners are “competing hard for renters.”

The influx of new units has lengthened leasing cycles: 49 percent of newly listed apartments remain vacant after 30 days, more than double the 23 percent rate recorded three years ago. Overall vacancy rose to about 7.6 percent in the second quarter of this year, and the median one‑bedroom rent fell 1.6 percent year‑over‑year to $1,190. Zumper’s data show rents are “mostly negative or flat annually,” giving renters “real savings right now.”

Industry analysts warn that the current supply boom may reverse within the next 12 to 18 months as financing costs rise, construction expenses increase, and available land dwindles, threatening the multifamily pipeline. Jeffrey Swinger of Colliers International said the valley needs “more apartments in a bad way.” Despite the slowdown, the valley has permitted 10.1 housing units per 1,000 residents over the past two years, above the median of 8.6 among the metros studied.
